    A concession on my part: It's not "either/or" on the "stupid" issue. It's a continuum...some loans were kind of iffy. Some were truly unfortunate. But others...the stated income, no verification, balloon-note or ARM loans...were stupid, plain and simple. I could've taken one of those, years ago...but I saw how stupid it would be, and I didn't. I waited...and ended up with a 5% fixed.
